THE PLAN COMMISSION MEETING SHALL BE HELD IN THE VILLAGE HALL, 3110 RFD, OLD MC HENRY ROAD, LONG GROVE, ILLINOIS.
I. PUBLIC HEARING (8 P.M.)
A. Impact Fees.
Consideration
to amend the Village Code to allow developers to pay the impact fees at the
beginning of the development or acknowledge that each lot owner shall be
responsible for the impact fee.

IV. OLD BUSINESS.
A. Bulk Housing Regulation.
The Village
Planner has submitted regulations that have to do with the size of residential
houses relative to the size of the lot. Consideration of the existing standards
and their impact is under discussion.
B. Lake Cook Road and Route 53
Sub-Area Plan.
The Long
Grove Comprehensive Plan includes an area north of Lake Cook Road along both
sides of Route 53 for a sub-area plan detailing a combination of land and use
plans. The request is to revise this sub-area plan and consider whether
conditions have changed to require an amendment of the sub-area.
C. Public Assembly Standards for
Special Uses.
Amendment to
the Village Code establishing specific standards for public assemblies as a
special use in various zoning districts.
D. Impact Fees.
Consideration
to amend the Village Code to allow developers to pay the impact fees at the
beginning of the development or acknowledge that each lot owner shall be
responsible for the impact fee.
V. NEW BUSINESS.
A.
Zoning Fees-Consideration to amend the zoning fees in
the Village Code.
B.
Rubin/Hill-Plat amendment to Lot 69 in the Preserve at
Long Grove concerning the location and size of the building pad in a protected
woodland.
C.
Montessori Peace School-Special Use requested for a
Montessori school that serves middle and high school needs.
D.
Indian Valley PUD-A Special Use for a planned unit
development for 133 single-family lots on the Indian Valley Golf Club property.
VI. COMMITTEE REPORTS.
A.
Undeveloped Parcel Reviews.
Consideration
of each of the parcels in the Village and adjacent that are not presently
developed. Parcels will be reviewed at this meeting as time permits.
VII. PLANNER'S REPORT.
A.
Slide presentation of concepts for Commissioners to
consider in their determination as to what Long Grove developments should
reflect.
